OCCUPANCY COST REDUCTION
Lincoln Harris CSG implemented a comprehensive Cost Compression Plan for a major financial institution, resulting in an incremental reduction in occupancy cost of $52 million over a five-year period.


REVENUE ENHANCEMENT
Lincoln Harris CSG generated $6 million in revenue enhancement within 12 months of being hired on a 3 million SF healthcare account. 30% was generated by 3rd party leasing, 70% by operating expense reduction.


WORKFLOW SOLUTIONS
As one of five facility partners of an 80 million square foot international client, CSG’s Call Center operation proved to be the most efficient and most economical. The Call Center handles approximately 140,000 work orders per year with an operational efficiency that was 10% higher than the nearest competitor.


STRATEGIC PORTFOLIO ANALYSIS
When challenged with moving four million square feet of B and C class office buildings with high book values, a Fortune 100 company turned to Lincoln Harris CSG to analyze, design, and implement a plan. The result was two sale/partial leaseback transactions totaling $270 million. The transactions exceeded book value on all 50 properties and incrementally reduced occupancy costs by $15 million per year.


CRITICAL ENVIRONMENTS
As operations manager for a 420,000 square foot mission critical facility for the state of Massachusetts, Lincoln designed and implemented an operations plan, which has resulted in 100% uptime for the past six years.


TRANSITION MANAGEMENT
CSG conducted a successful operations/management transition of a 10 million square foot portfolio consisting of 1,000 retail and commercial buildings within a time frame of approximately 60 days.


SURPLUS PROPERTY DISPOSITION
As a product of 4 mergers by 1 bank client, the Lincoln Harris CSG team disposed of over 380 surplus properties, all within the required purchase accounting terms – out-performing the reserves by over
$29 million.


RESTRUCTURE INITIATIVE
The corporate restructure of a national healthcare client resulted in the need to sell 17 properties and buy-out of 101 leases in less than 7 months.
