Position Description:
SUMMARY

Ensure maintenance staff perform all necessary mechanical maintenance and operational procedures to assure maximum life and reliability to all mechanical systems; responsible for general maintenance and operational duties which include, but are not limited to, performance testing, preventative maintenance, adjustment, and care of all mechanical systems. Also must ensure all regulated facilities meet and maintain compliance for hospital licenses. Interpersonal communication regarding day to day operations.

Position Duties:
DUTIES AND RESPONSIBILITIES include but are not limited to the following:

• Management of Engineering Staff/Performance Reviews
• Training for Engineers
• Review Daily reports from Engineers
• Final approval of vacation requests
• Manage daily work schedules
• Review FleetMatics GPS system when necessary
• Interview new employees
• Fire Panel inspections
• Sprinkler inspections
• Fire Damper inspections
• Mechanical, Electrical, Plumbing repairs
• Heating, Ventilation, Air Conditioning PM’s
• New building inspections and assessment
• Review Project submittals
• Review and sign closeout documents
• Attend meetings related to projects
• Schedule and Coordinate vendors
• Weekly operationally meetings
• Monthly engineering meetings
• Quarterly all hands meetings
• OAGC meetings for new projects
• Communicate with the Facility Managers
• Review invoices
• Review PM procedures
• Monthly Building inspections
• Approve break fix items prior to capital meeting/business case
• Approve expenses for engineering items
• On Boarding and Transitioning of new facility’s
• Maintain Building Assets’ Procedures and Frequencies in Customer’s Work Order System
• Respond effectively to all emergencies
• Communicate reports with POM/FSS on jointly managed sites
• Support POM/FSS with required documentation for JCR sites
• Create PowerPoints
• Assist in the development of new Policies and Procedures
• Supply Dashboard Analysis data monthly
• Approve all purchases from suppliers
• Audit and Manage Life Safety and Compliance books for regulated facilities
• Identify Capital projects for individual buildings
• Review weekly time sheets (As Necessary)
• Handle other duties as assigned

Position Requirements:
EDUCATION and/or EXPERIENCE

• HS Diploma or GED
• Must be enrolled in BOMI for SMA designation
• Technical, vocational or on-the-job training in one or more of the following areas: HVAC, electrical, mechanical, process controls, or plumbing
• 6+ years’ experience in commercial HVAC maintenance
• 5+ years’ experience in technical operations supervision
• Working knowledge of work order system and facility operation systems
• Familiar with fire/life safety equipment/procedures
• Excellent customer service skills; ability to successfully interact with tenants/vendors/contractors
• Valid, clean driver's license
• Ability to communicate effectively and clearly with tenants, vendors, employees and visitors
• Must be able to read and write English in order to understand manuals, procedures and to write reports
• Familiarity with blueprints and code requirements
• Universal CFC Certification preferred
• Knowledge of (TJC) Joint Commission requirements
• Knowledge of OSHA,NEC and NFC codes and regulations
• Knowledge of Infection Control measures such as ICRA,PICRA and ILSM
• Energy Management Systems
• Knowledge of Arc Flash categories and required PPE
• Maintenance Electrical
• Refrigerant regulations EPA
• Asbestos
• IAQ
• Maintain and Manage Life Safety Compliance Books for a 100% Readiness score
• Knowledge of NFPA codes and regulations
