Position Description:
The Engineer/Mechanical manager reports directly to the Vice President of Engineering/Operation to support the client in the operation of its office buildings, retail branches, and associated equipment by reviewing and performing PM work, managing vendor services, and supporting Facility and Project Management in the delivery of their services all while ensuring 100% uptime of the client’s business function.

Responsible for identifying opportunities to increase building efficiencies; to promote renewable resources, and minimize the social, environmental, and financial impacts of the organization’s operation; and to meet client specific cost saving goals.

Position Duties:
ESSENTIAL DUTIES AND RESPONSIBILITIES include, but are not limited to the following:

Serves as a subject matter expert supporting the delivery of maintenance, project management, and construction related activities supporting facility operations. Review of project CD’s for accuracy, efficiency, and ensure building standards are being met, etc.

Recommends and provide cost/benefit analysis for repairs, improvements operational efficiency, (Expense and capital) for inclusion in the annual budget, or multi-year capital plans, as required.

Works with the Engineering teams and Project managers to understand the design and operational aspects of the facility’s systems and equipment.

Help manager and maintain standard operating procedures (SOP), Method of Procedures (MOP) for critical maintenance and operations. Work to maintain and manage Engineering Operation Manuals.

Building Automation Systems (BAS)

Implementing, standardizing, and managing a portfolio wide BAS program. Have a working knowledge and familiarity with all BAS Program Platforms including, but not limited to the following:

• Tridium R2, AX, and N4 Systems
• Carrier Comfort Systems
• Johnson Controls Systems
• Johnson/Metasys Systems
• Honeywell Systems
• Sysco Systems
• PME Systems

Part of the position responsibilities will include working with the current engineering teams, facilities managers and project managers on any BAS issues, programming, identifying energy opportunities.

Upgrading is in process from BAS R2 older systems to the new Tridium N4 platform, this position will require involvement and management, support in working with the vendors and engineering teams.

Ensures that all engineering work environments and practices comply with OSHA, ASHARE and NFPA standards.

Handle other duties as assigned


Position Requirements:
EDUCATION and EXPERIENCE

Four year degree in Engineering is preferred; 10-15 years of experience in Electrical/Mechanical Engineering preferred.

Project Management
- Experience with Building Automation Systems that requires familiarity with system manipulation; trending of data; and trouble shooting.
- Experience with Commercial HVAC Systems
- Excellent analytical and trouble shooting skills
- Demonstrated ability to work independently and in a team environment
- Experience communicating with and presenting information to all levels of management, including Senior Leadership team
- High level of professionalism capable of: preparing detailed client reports, presenting at client meetings of various sizes.
- Familiar with design software such as CADD; ability to read, comprehend, and offer technical advice on system plans/drawings where needed.
- Excellent verbal and written communications skills
- Valid, clean driver’s license
- Familiar with fire/life safety equipment/procedures.
- Proven record of delivering excellent internal and external customer service
- Demonstrated verbal and written commutation skills
- Should be familiar with blueprints and code requirements

- Intermediate level proficiency with Excel, MS Access, and SQL
- SharePoint experience for distributing reports and analysis is preferred
