Lincoln Harris Sales Shops on the Boulevard in Hickory, NC

  Chris Vasbinder, vice president of leasing with Lincoln Harris, recently
brokered the sale of Shops on the Boulevard, a 18,278-square-foot retail
center in Hickory, North Carolina. Vasbinder represented the owner in the
transaction.

The property, built in 2005, includes two one-story buildings, one totaling
roughly 12,300 square feet and the other 6,000 square feet. Located near
the busy Valley Hills mall and Interstate 40, the Shops on the Boulevard
features such tenants as Quiznos Subs, Interstate Battery and T-Mobile.

Other recent Lincoln Harris-brokered transactions include:

Blue eCigs’ lease of 15,000 square feet at 1100 South Tryon Street in
Charlotte. Marshall Williamson, a senior vice president at Lincoln Harris,
represented the landlord.

Wells Fargo’s lease of 7,200 square feet at Brixham Green One in the
Ballantyne neighborhood of Charlotte. Campbell Walker, a vice president
with Lincoln Harris, represented the tenant.

An industrial tenant signed a seven-year renewal for its lease of 6,736
square feet at 4115 Dorchester Road in Charleston, South Carolina. Mike
Ferrer, vice president of industrial and office brokerage in Lincoln Harris’
Charleston office, represented the landlord.
 

Mike Ferrer Receives REALTOR of Distinction Award

  Mike Ferrer, vice president of office and industrial brokerage in Lincoln
Harris’ Charleston office, has received a 2013 REALTORS of Distinction
Award from the Charleston Trident Association of REALTORS. The award
means Ferrer was in the top 10 percent of association members when
measured by last year’s sales volume.

Prior to joining Lincoln Harris, Mike was a vice president at Avison Young,
where he was responsible for the assemblage of properties and site
selection data for tenants and buyers as well as the development of market
comparisons and evaluations for landlords and sellers. He earned his
Certified Commercial Investment Member (CCIM) designation in 2008 and
is a graduate of Clemson University.
 

CRCBR Honors Several Lincoln Harris Brokers

The Charlotte Region Commercial Board of Realtors recently announced its 2013 Deal Makers Award winners
– and several Lincoln Harris team members were among the honorees.

Included among the winners:

Jubal Early, who came in third place in the Office Top Producer category and also was a Platinum Level Winner, meaning he closed more than $15 million in transactions last year.

Chris Vasbinder, who received a 10-Year Participant Award and also was named a Silver Level Winner, meaning he closed between $2 million and $9.9 million in transactions in 2013.

Betsy McIntyre, Campbell Walker and Marshall Williamson, all of whom were also named Silver Level
Winners.

The five above weren’t the only Lincoln Harris employees to recently receive a high-profile award, however.
Mike Ferrer, vice president of office and industrial brokerage in the Charleston office, was named one of the
Charleston Regional Business Journal’s 40 Under 40 for 2014.

Ferrer and the other winners will be profiled in the April 21 issue of the Business Journal and will attend an
April 10 celebration event.
 

Zoning for Courier Square Gets Approved by Charleston City Council

The Charleston (South Carolina) City Council has unanimously approved a rezoning proposal that will allow for
the construction of the first phase of Courier Square, a mixed-use development at the intersection of Meeting
and Columbus streets.

In 2013, The Evening Post Publishing Company selected Lincoln Harris and Greystar Real Estate Partners to develop the development’s 2.8-acre first phase, which will consist of apartments, office space and retail space.
 

Lincoln Harris Represents Park Sterling and CrossFit in South Carolina Leases

Leases by Park Sterling Bank and CrossFit, the former in Greenville, South Carolina, and the latter in
Charleston, South Carolina, were among the recent transactions brokered by Lincoln Harris.

Chip Mark, a senior vice president in Lincoln Harris’ Charleston office, represented Park Sterling Bank in its
lease of its Greenville headquarters.

Mike Ferrer, vice president of industrial and office brokerage in the Charleston office, represented CrossFit in
its lease of 5,000 square feet.

Among Lincoln Harris’ other recent transactions:

Mark represented Park Sterling Bank in the bank’s opening of a new Richmond, Virginia, branch.

Mark represented QuikTrip in its purchase of a property on Wilkinson Boulevard in Charlotte, N.C.

Ferrer represented the landlord of a North Charleston, South Carolina, first-generation warehouse in leasing 16,250 square feet.

Ferrer represented the landlord of a Summerville, South Carolina, warehouse in leasing 100,000 square feet.

Lincoln Harris Gives Back to the Community

At Lincoln Harris, working to improve our communities is very important, and several employees recently
volunteered their time to help make a difference.

On March 5, property manager Doris Jones, along with other BOMA members, volunteered at the Ronald
McDonald House in Charlotte. She and the other volunteers had the opportunity to cook dinner for the
house guests and their families.

“It was such a rewarding night making friends with the house guests and playing with some of the children that
were well enough to play,” Jones said. “Volunteering there really makes you count the blessings you have
in your own life and pray for families that are not so fortunate.”

On March 22, Lincoln Harris employees participated in the TreesCharlotte event that was held at the Reid Park
Academy campus. “The weather was perfect and at some point that day, TreesCharlotte hit the 8,000-trees-
planted mark,” said Elizabeth Fulk, a facility manager for SPEED Channel. “We are certain the 8,000th was
done by someone in our group!” 
 

Marshall Williamson Leases 13,546 Square Feet at 1100 South Tryon St

Marshall Williamson, vice president of brokerage in Lincoln Harris’ Charlotte office, represented the landlord in
Cardinal Innovations’ lease of 13,465 square feet at 1100 South Tryon in Charlotte’s Midtown section. With the
lease, the 53,009-square-foot office building is fully occupied.

Built in 1988, 1100 South Tryon is near the Gold Rush bus line and the Lynx light rail system, both of which
provide easy access to Uptown. The property also features an open floor plan with dramatic views of the city’s
central business district.
 

Lincoln Harris Hires Tracy Dodson

  Tracy Dodson has joined Lincoln Harris, a full-service real estate firm based
in Charlotte, as vice president of brokerage and development.

“Tracy’s diverse background in commercial real estate, economic
development and architecture makes her a huge asset to our team,” said
John W. Harris III, executive vice president and COO of Lincoln Harris. “As
Lincoln Harris continues to grow our business, attracting and retaining top
talent like Tracy is crucial.”

Dodson will assist the brokerage team with leasing office space and will
work with the development team on early development coordination of office
and mixed-use projects, including strategic planning and entitlements.

Prior to joining Lincoln Harris, Dodson was a member of the office tenant
representation team in Cushman & Wakefield|Thalhimer’s Charlotte office.
The team was among the most productive in the city in 2013 in terms of
closing transactions. Dodson also has worked at Charlotte Center City
Partners as director of economic development; at Harris Development
Group as development manager; and at the City of Charlotte Economic
Development Office as the program manager/transit development
coordinator.

Dodson has a Bachelor of Arts in psychology and a Bachelor of
Architecture from the University of North Carolina at Charlotte; and a
Masters in Design Studies from the Harvard Graduate School of Design,
where her concentration was in real estate and urban development.
 

Lincoln Harris Wins Leasing and Property Management for SouthCourt

Lincoln Harris has won the leasing and property management assignment for SouthCourt, a six-story,
146,000-square-foot building in Durham, North Carolina, that includes approximately 131,000 square feet
of Class A office space and 15,000 square feet of ground-level retail.

“This is an outstanding property, and combining the appeal of this asset with our team’s experience and
expertise will ensure that we deliver outstanding value and returns to our landlord client,” said Richie
Faulkenberry, Senior Vice President at Lincoln Harris.

Kaler Walker, Vice President of office leasing in the firm’s Raleigh office, will oversee the leasing of the office
space. Matt Larson, Vice President Brokerage, will oversee the retail leasing.

Torchlight Investors is the owner of the building, which is located at the corner of Shannon Road and
University Drive, and features panoramic views of Durham and neighboring Chapel Hill. Providing easy access
to interstates 40 and 85, SouthCourt is within minutes of Duke University, Duke Medical Center, Research
Triangle Park, Raleigh-Durham International Airport and the University of North Carolina at Chapel Hill.

J.McLaughlin to Open Store in Phillips Place

J.McLaughlin, a classic American sportswear and accessories store for men and women, is relocating its
Charlotte store from Providence Road to Phillips Place. Phillips Place, a pioneer in the lifestyle center concept,
aligns with J.McLaughlin's strategy of seeking locations in lifestyle centers and standalone stores. The new
in-line store will open this fall.

“Phillips Place is the leading specialty retail destination in the Southeast, so it’s really a perfect fit for
J.McLaughlin,” said Johnny Harris, president of Lincoln Harris.

Phillips Place includes 133,059 square feet of high-end national retail tenants such as Brooks Brothers and

Lincoln Harris to Manage Four Raleigh Office Buildings for Goldman Sachs

RALEIGH, N.C. (Aug. 4, 2014) — Lincoln Harris has won the property management assignment for four
Class A office buildings totaling nearly 300,000 square feet in the Raleigh area. A real estate investment
arm of The Goldman Sachs Group Inc. owns the buildings.

The properties include:

6501 Weston Parkway, a three-story, 93,000-square-foot building in Cary, North Carolina.

5540 Centerview Drive, a four-story, 90,000-square-foot asset in Raleigh.

801 Jones-Franklin Road, a three-story, 72,000-square-foot property in Raleigh.

5520 Capital Center Drive, a two-story, 43,000-square-foot building in Raleigh.

“We are proud to be partnering with Goldman Sachs Realty Management on this assignment,” said Dave
Oddo, a senior vice president in Lincoln Harris’ Raleigh office. “These properties have a strong performance
history and solid rent rolls. We are confident that our local expertise and experience will serve to enhance

Lincoln Harris to Manage Northwoods Marketplace

NORTH CHARLESTON, S.C. (Aug. 18, 2014) — Lincoln Harris has been selected as property manager for the
236,010-square-foot Northwoods Marketplace, a retail center located at 7620 Rivers Ave. in North Charleston.

The announcement comes on the heels of American Realty Corp. acquiring the property. Chris Cotton of
Lincoln Property Company represented the buyer in the transaction. The seller was self-represented by
Donny Tocco of RCG Ventures.

“We have a rich history of program management services with several well known clients in the Charleston
area, including Bank of America, Suntrust and the Hendrick dealerships,” said Chip Mark of Lincoln Harris’
Charleston office. “We are thrilled to have been selected as property manager for Northwoods Marketplace
and look forward to working with this outstanding property.”

Barnes & Noble, Michaels, Old Navy, PetSmart, Rooms To Go and Best Buy anchor the center, which is
98.6 percent leased. The Shopping Center Group will continue to oversee leasing for the property.
Northwoods Marketplace sits directly across from Northwoods Mall off of Interstate 26. The center was built
in 1998 and sits on 28.32 acres of land. 
 

Lockton Cos. LLC Leases 10,207 SF at Piedmont Town Center in Charlotte

  Lincoln Harris has arranged a new, 10,207-square-foot lease for Southeast
Series of Lockton Cos. LLC at Piedmont Town Center, an upscale
mixed-use complex at 4725 Piedmont Row Drive in Charlotte. Campbell
Walker, senior vice president of leasing in Lincoln Harris’ Charlotte office,
represented the landlord, Piedmont Row Drive LLC, in the transaction.
Brent Royall and Brad Grow of Colliers International represented the
tenant.

“Piedmont Town Center offers some of the best Class A office space in
all of Charlotte,” Walker said. “With an ideal location on Fairview Road
and easy access to Charlotte-Douglas International Airport, as well as
Interstates 77 and 85, Piedmont Town Center continues to attract and

Earlier this year, Walker brokered two other notable offices leases at
Piedmont Town Center. In one of the deals, AIG Claims Inc. signed a
14,139-square-foot renewal for its space in Two Piedmont Town Center;
Royall and Grow represented the tenant.

In the other transaction, Piedmont Natural Gas expanded its lease in One
Piedmont Town Center by 13,620 square feet. Jubal Early, a senior vice
president in Lincoln Harris’ Charlotte office, represented the tenant.

Piedmont Town Center is a Class A mixed-use development project in the
heart of the SouthPark community featuring two office buildings totaling a
combined 420,000 square feet, 87,500 square feet of prime retail space
and 180 luxury residential units.

 

Ike Behar Opens First Charlotte, North Carolina, Store at Phillips Place

Ike Behar, a high-end menswear retailer, has opened its first store in Charlotte at Phillips Place. The store is
the company’s fourth U.S. boutique, and it offers Ike Behar’s complete line of dress shirts, suits, ties, sports
wear and accessories.

Lincoln Harris Brokers CommunityOne's New Office Lease in Raleigh, NC

Lincoln Harris has brokered CommunityOne Bank’s new lease of 4,871 square feet of office space at
Rexwoods Center IV, located at 4325 Lake Boone Trail in Raleigh. CommunityOne Bank offers more than 50
branches and ATMs throughout North Carolina. This is the bank’s first office in Raleigh.

Kaler Walker of Lincoln Harris’ Raleigh office brokered the lease on behalf of CommunityOne Bank.
Highwoods Properties, the landlord, was self-represented by Jane Doggett.

“Rexwoods Center IV is the perfect location for CommunityOne Bank’s new office because of its prime West
Raleigh location, signage opportunities and easy access to I-40 and I-440,” Walker said. “Class A office space
is disappearing in Raleigh, so tenants who are interested in higher quality space need to act quickly in order
to get the best deals.”

Rexwoods Center IV is a 42,331-square-foot Class A office building located in a campus in close proximity to

Lincoln Harris Arranges Two Retail Leases Totaling 4,642 SF in Raleigh

Matt Larson of Lincoln Harris’ Raleigh office has arranged two retail leases totaling 4,642 square feet in the
Raleigh-Durham area.

Burger Bach signed a 2,888-square-foot lease at the 86,902-square-foot Shops at Erwin Mill, located at 737
Ninth St. in Durham. Larson represented the tenant in the transaction. The landlord, Regency Centers, was
represented by Paul Munana. This will be the first Burger Bach in the Research Triangle area.

Soho Nails signed a 1,754-square-foot lease at the 87,907-square-foot Arboretum at Weston, located at 2025
Renaissance Park Place in Cary. Larson represented the landlord in the transaction. Kim Do of Coldwell
Banker Advantages represented the tenant.
 

Lincoln Harris Brokers Diligent Board Member Services' 10,186 SF Lease

Diligent Board Member Services Inc. has signed a 10,186-square-foot lease at the 368,092-square-foot Ally
Center, located at 440 South Church St. in Charlotte.

Marshall Williamson and Jubal Early of Lincoln Harris’ Charlotte office represented the tenant in the
transaction. Diligent develops software that allows organizations’ boards to prepare and disseminate materials
through a secure portal to decrease paper consumption and minimize security risks.

“Diligent is excited about their Charlotte location and is already considering expansion alternatives,”
Williamson said.

LEED Gold-certified Ally Center includes a state-of-the-art fitness center, a sundries store and three
fast-casual restaurants. The landlord is 440 Church Street Venture LLC.


 

Lincoln Harris Brokers GSA's 9,669 SF Lease Renewal in Raleigh

  The General Services Administration (GSA) has renewed their
9,669-square-foot office lease within the Cypress Building, located at
3117 Poplarwood Court in North Raleigh. 

Kaler Walker of Lincoln Harris’ Raleigh office represented the landlord,
Cedar East & Cypress, LCC in the transaction. The GSA signed a
long-term renewal for the space, which serves as an Army recruiting office.

“The GSA has been a fantastic tenant, and we look forward to keeping
them in the Cypress Building for a long time,” Walker said.

The Cypress Building, built in 1980, is located in the heart of Raleigh with
easy access to Interstate 440, downtown and Midtown. The landlord
recently renovated the common areas and restrooms.
 

Burger Bach Leases 2,888 SF in Durham, NC

Lincoln Harris Brokers 15,213 SF of Office Leases in Raleigh

Lincoln Harris recently brokered three office leases in the Raleigh-Durham area totaling 15,213 square feet.

“The Raleigh-Durham office market continues to perform well, drawing tenants of all sizes and kinds,” said
Kaler Walker, a vice president in Lincoln Harris’ Raleigh office. “We anticipate vacancy will continue to shrink
in this market and across the Carolinas as a whole.” 

Details of the transactions are as follows:

Centralized Showing Service signed an 11,683-square-foot lease at Cedar East Building, a
40,029-square- foot property at 3101 Poplarwood Court in Raleigh. Walker represented the tenant, and
Kathy Woodward of DDI Commercial represented the landlord, Cedar East & Cypress LLC.

Dickie, McCamey, & Chilcote PC signed a 2,000-square-foot lease at the Atrium, a 160,000-square-foot
building at 2501 Blue Ridge Road in Raleigh. Walker and Matt Larson of Lincoln Harris represented the
tenant in the transaction. The landlord, Blue Ridge Realty, was self-represented by Lisa Van Roekal.

The Paragraph Project signed a 1,530-square-foot lease at a historic 4,682-square-foot office building at
322 E. Chapel Hill St. in downtown Durham. Walker represented the tenant in the transaction, and Ben Steel
of Empire Properties represented the landlord, 322 Empire Alliance LLC.
 

LPC and Lincoln Harris Arrange Purchase of The Centrum Shopping Center

Lincoln Property Company and its affiliate Lincoln Harris have arranged the $35.25 million purchase of The
Centrum Shopping Center, a 270,747-square-foot property located at 10500 Centrum Parkway in Pineville,
North Carolina.

Chris Cotten of Lincoln Property Company, advised locally by Chris Vasbinder and Johno Harris of Lincoln
Harris’ Charlotte, North Carolina, office, represented the buyer, American Realty Capital – Retail Centers of
America. Rob Carter of Berkeley Capital Advisors LLC represented the seller, Pineville Centrum LP, which is
comprised of DRA Advisors LLC and Kimco Realty Corp.

Lincoln Harris will lease and manage the center, which is 99 percent leased to 17 tenants, including Kmart,
Stein Mart, TJ Maxx and other national chains.  
 

LPC and Lincoln Harris Arrange $31.5 Million Purchase of Northlake Commons

Lincoln Property Company and its affiliate Lincoln Harris have arranged the $31.5 million purchase of the
78,839-square-foot Northlake Commons Shopping Center, located at 9335 Center Lake Drive in Charlotte.

Chris Cotten of Lincoln Property Company, advised locally by Chris Vasbinder and Johno Harris of Lincoln
Harris’ Charlotte office, represented the buyer, American Realty Capital – Retail Centers of America. Rob
Carter of Berkeley Capital Advisors LLC represented the seller, Northlake Commons LLC, which is made up
of Ferncroft Capital and Crow Holdings.

Lincoln Harris will lease and manage the center, which is 92 percent leased. Tenants include Party City,
Panera Bread and Chick-fil-A.
 

Lincoln Harris Brokers Piedmont Natural Gas' Expansion

Campbell Walker and Jubal Early of Lincoln Harris’ Charlotte office have arranged Piedmont Natural Gas’ 7,206-square-foot expansion at One Piedmont Town Center, Class-A office building in the SouthPark submarket of Charlotte. The natural gas distributor will now occupy a total of 140,000 square feet in the office building, which is part of the Piedmont Town Center mixed-use development.

Walker, senior vice president of leasing for Lincoln Harris, represented the landlord, Piedmont Row Drive LLC, in the transaction, and Early, also a senior vice president, represented the tenant.

“Piedmont Natural Gas loves the ‘eat, work, play’ atmosphere at Piedmont Town Center,” Walker said. “We are excited to see tenants expanding in the market. It’s a true testament to Charlotte’s growing economy and bodes extremely well for the rest of 2014 and for 2015.”

The 212,462-square-foot One Piedmont Town Center is located at 4720 Piedmont Row Dr. in Charlotte. Lincoln Harris Brokers Leases Totaling More Than 184,000 SF in Charleston

Mike Ferrer of Lincoln Harris’ Charleston office has arranged seven industrial and office leases totaling 184,769 square feet in metro Charleston. Ferrer represented the landlord in all of the transactions. The details of the transactions are below:
  • L&W Supply signed a 15,000-square-foot lease renewal at 4301 Dorchester Road, an industrial building in North Charleston. Lee Allen of Jones Lang LaSalle represented the tenant.
  • Ferguson Enterprises signed a 16,250-square-foot lease renewal at 4301 Dorchester Road. Will Sherrod of Lee & Associates represented the tenant.
  • Liberty Cedar signed a new 16,250-square-foot lease at 4301 Dorchester Road. Ferrer also represented both the tenant in the transaction.
  • Kontaine Logistics signed a lease extension for its 30,000-square-foot industrial space, located at 1023 Legrand Boulevard in Charleston. Hagood Morrison of Colliers International represented the tenant.
  • Bibliolabs expanded its office sublease to 7,269 square feet at 100 Calhoun St. in Charleston. Peter Fennelly of Colliers International represented the tenant.
  • Coastal Logistics Group signed a 100,000-square-foot lease expansion and extension at 2725 W. Fifth St., an industrial building in Summerville. Bob Robers of Transwestern represented the tenant.
 

Lincoln Harris Brokers Ipreo's 23,230 SF Expansion in Raleigh

Lincoln Harris has brokered Ipreo’s 23,228-square-foot expansion at One Bank of America Plaza in downtown Raleigh. Ipreo, which provides market data and software to capital markets and corporate professionals, has more than doubled the space it occupies at the 17-story, Class A building and now leases over 45,000 square feet at One Bank of America Plaza.

Kaler Walker, vice president of office leasing in Lincoln Harris’ Raleigh office, represented Ipreo in the transaction. Hillman Duncan of Cassidy Turley and John Hogan of Highwoods Properties represented the landlord.

“This is tremendously exciting news not only for the Raleigh office market, but for the area economy as a whole,” Walker said. “It signals the further strengthening of Raleigh’s already vibrant technology sector, and it paves the way for the addition of many jobs.”

The announcement of Ipreo’s expansion comes just months after One Bank of America Plaza changed ownership hands. Highwoods Properties bought the 374,000-square-foot building, one of the largest in the Triangle Area, for $92.3 million in September. Strategically located on Fayetteville Street in City Plaza, One Bank of America Plaza is near the Progress Energy Center for the Performing Arts, Red Hat Amphitheater, Raleigh Convention Center and the four-star Marriott Hotel. Other amenities include 24/7 security, fitness center, conference center and a Bank of America branch.

Lincoln Harris has brokered Ipreo’s 23,228-square-foot expansion at One Bank of America Plaza in downtown Raleigh. Ipreo, which provides market data and software to capital markets and corporate professionals, has more than doubled the space it occupies at the 17-story, Class A building and now leases over 45,000 square feet at One Bank of America Plaza.

Kaler Walker, vice president of office leasing in Lincoln Harris’ Raleigh office, represented Ipreo in the transaction. Hillman Duncan of Cassidy Turley and John Hogan of Highwoods Properties represented the landlord.

“This is tremendously exciting news not only for the Raleigh office market, but for the area economy as a whole,” Walker said. “It signals the further strengthening of Raleigh’s already vibrant technology sector, and it paves the way for the addition of many jobs.”
