Lincoln Harris Brokers Broadview Network's Lease Extension in New Jersey

Campbell Walker of Lincoln Harris’ Charlotte, North Carolina, office has arranged Broadview Networks, Inc.’s lease extension and 3,000-square-foot expansion at the 900 Route 9 North office building in Woodbridge. The Rye Brook, New York-based company now leases a total of 7,000 square feet at the 109,873-square-foot office building. Walker represented the tenant in the transaction.

900 Route 9 North is located less than 1 mile from the intersection of Route 1 and the New Jersey Turnpike, and is close to Newark International and Kennedy International airports. Amenities include solar-absorbing windows, high-intensity recessed lighting, Eureka high-speed broadband and a cafeteria.
 

Lincoln Harris Brokers McGladrey and AmWINS Group's Lease Expansions

  Campbell Walker of Lincoln Harris’ Charlotte office has arranged two lease expansions totaling 11,000 square feet at Two Piedmont Town Center, located at 4725 Piedmont Row Drive in Charlotte. With the leases, the building is now 100 percent leased.

Walker represented the landlord in the transactions. Details of the leases are as follows:

McGladrey LLP expanded its lease by 5,000 square feet. Richard Schuham and Kevin Webb of Savills Studley represented the tenant in the transaction. The assurance, tax and consulting services firm now leases 32,000 square feet at the building.

AmWINS Group, Inc. expanded its lease by 6,000 square feet and extended the length for an additional six years. Jubal Early of Lincoln Harris’ Charlotte office represented the tenant. The insurance firm now leases 61,000 square feet at the building.

Piedmont Town Center is a Class A mixed-use development project in the heart of the SouthPark community featuring two office buildings totaling a combined 420,000 square feet, 87,500 square feet of prime retail space and 180 luxury residential units.  
 

Lincoln Harris Brokers Lionheart Trucking's Purchase of 4 Acres in Charleston

Lincoln Harris has brokered Lionheart Trucking’s acquisition of a four-acre site, located at 4350 Piggly Wiggly Drive in North Charleston, South Carolina, for $1.15 million. Mike Ferrer, CCIM, of Lincoln Harris’ Charleston office represented the buyer, and Robert Barrineau Jr. and Brendan Redeyoff of CBRE represented the seller, JLW PW II, LLC.

The property includes a small warehouse. Lionheart Trucking plans to use the property as a truck repair site.

“This site, located in close proximity to Charleston’s main roads and highways, offers a great opportunity for Lionheart Trucking,” Ferrer said. “Charleston has a bright industrial future, and now is a great time for companies to purchase properties.”

  The Charleston office sector is robust, with movement in virtually every aspect of the market. Tenants have flocked to the city, leaving only a small number of available spaces for those looking to move or expand, particularly into larger spaces.

What Renters Want
Low vacancy citywide — in the Central Business District (CBD), the vacancy rate is under 5 percent — is driving an uptick in rents, with current rents ranging from $17 to $28 per square foot, depending on the age and location of the space. Landlord concessions are also falling off as space becomes tighter.

The shift toward more open workspaces continues as technology advances, meaning a decrease in the number of private offices and an increase in community/collaborative spaces. With smaller computers, storage in the cloud instead of filing cabinets and the use of off-site printers, most offices in the city are down to less than 200 square feet per employee.

Since Charleston has one of the highest overhead rates in the Southeast, cutting down on square footage is a priority for most companies.

Development Underway
More than $1 billion of projects across all property types are currently under construction on the Charleston peninsula alone, and for an MSA of its size, that’s a very significant achievement. Multifamily, student housing and hotels remain the darlings of commercial real estate for many developers in the city. However, more developers are shifting and starting to look at more office deals as rental rates continue to tighten.

Downtown development is not without its challenges as the CBD has high barriers to entry. Developers must abide by height and setback restrictions, undergo design approval from the Board of Architectural Review and find somewhere to develop amid limited building sites, not to mention ensure adequate parking for the project to succeed.

One project making a big splash in the CBD is Evening Post Industries’ redevelopment of 12 acres around The Post and Courier’s downtown building. The development — named Courier Square — is scheduled to break ground in early 2015 and will include 86,000 square feet of commercial and retail space, as well as 225 apartments. The development is scheduled for completion within 18 months.

Another project that’s been a hot topic of conversation is Horizon District, a proposed mixed-use development that would repurpose a former city dump. The project likely won’t break ground for another two to three years, though, as the developer, the Horizon Project Foundation Inc., has to be cautious with environmental issues surrounding the project.

The only recent major office delivery was 174 Meeting St., a 52,000-square-foot Class A building in downtown. CertusBank is the anchor tenant, and the building is currently 82 percent leased, with leases out for the balance of the space. Holder Properties, the developer, is confident it will have the building 100 percent leased in short order.

Looking Ahead
In 2015, Charleston should see more development coming down the pike. The lack of new office supply is inhibiting the city’s business sector because companies literally don’t have room to grow. New projects would provide breathing room and allow the local economy to continue to expand.

Furthermore, development will likely continue to shift away from the traditional CBD to the area north of Calhoun Street. Ten years ago, this section was blighted but it has now become the core of the city, with high-end restaurants, hotels, business headquarters and condos dotting the neighborhood. Office tenants will likely follow their lead and begin looking for space in and around this area.

During the last couple of years, Charleston has also started to emerge as a hub for technology start-ups. These companies have a smaller footprint and are clustering around Morrison Drive and repurposing older product, which offers lower rents. Companies like PeopleMatter and Blue Acorn are leading the charge. Technology tenants are going to be a big driver for growth for the city in the years to come.
 

Charleston's Woodstock Industrial Park Fully Leased by Lincoln Harris

Woodstock Industrial Park, located near Boeing’s South Carolina facilities, is now fully occupied, thanks to several leases that Mike Ferrer, CCIM of Lincoln Harris' Charleston Office recently arranged on behalf of the landlord, ADDCO, LLC.

Woodstock I

Ferrer arranged Horizon Forrest Products’ 24,000-square-foot lease renewal at Woodstock I Industrial Park, located at 4301 Dorchester Road in North Charleston. Todd Garrett of Avison Young represented the tenant.

Other recent transactions arranged by Ferrer at Woodstock I include:

L&W Supply, a building materials and specialty products distributor, signed a 15,000-square-foot lease renewal. Lee Allen of JLL represented the tenant.

Ferguson Enterprises, a wholesale distributor with operations spanning multiple business groups, signed a new 16,250-square-foot lease. Will Sherrod of Lee & Associates represented the tenant.

Liberty Cedar, a distributor of high-quality wood products and millwork, signed a new 16,250-square-foot lease. Ferrer also represented the tenant in this transaction.

Woodstock II

Ferrer arranged A&M Precision Measuring Services’ 14,850-square-foot lease at Woodstock II Industrial Park, located at 4115 Dorchester Road in North Charleston.

Lincoln Harris Brokers Honored by CRCBR for Productive 2014

Four Lincoln Harris brokers have received recognition from the Charlotte Region Commercial Board of Realtors’ (CRCBR) annual Deal Makers Awards Program. The program honored commercial brokers and developers who closed transactions totaling at least $2 million in value in Charlotte in 2014.

Senior Vice President Jubal Early, Senior Vice President Campbell Walker and Vice President Chris Vasbinder each received a Platinum Award, meaning they each totaled at least $15 million in closed transactions last year. Marshall Williamson received a Silver Award, meaning he closed between $5 million and $9.9 million in deals in 2014.

“2014 was an extremely productive and busy year for our firm, and we are truly honored by this recognition from CRCBR,” Walker said. “As the Charlotte economy continues to thrive and grow, we expect another very brisk transaction pace in 2015, and we hope to find ourselves on the receiving end of another round of CRCBR awards this time next year.”


Lincoln Harris Brokers Triad Engineering's 2,000 SF Lease in Charleston

Mike Ferrer, CCIM, and John Nash of Lincoln Harris’ Charleston office have arranged a 2,000-square-foot lease for Triad Engineering at 480 Jessen Lane in Mt. Pleasant, South Carolina. The property is located near the Port of Charleston.

“The industrial market has been vibrant around the Port of Charleston,” Ferrer said. “We anticipate strong leasing activity during the next several quarters.”

John Elliott of JLL represented the landlord, Brantley Construction Co. The space includes 1,000 square feet of office space and 1,000 square feet of flex space.

Lincoln Harris' Charleston Office Expands, Moves to Bank of America Building

Lincoln Harris’ Charleston office has relocated to the Bank of America building, located at 200 Meeting Street, Suite 204. The firm’s new office totals 2,844 square feet.

“We are excited to be located in this landmark building in Charleston’s central business district,” said Mike Ferrer, CCIM, broker in charge. “Our office has experienced an uptick in transaction volume and property management assignments, and we are making some key new hires, including the addition of a new property manager.”

Last year, Lincoln Harris was selected as property manager for Northwoods Marketplace, a 236,010-square-foot retail center located in North Charleston. Lincoln Harris’ Charlotte office has arranged four office leases in Charlotte totaling 35,652 square feet. The details of the transactions are below:

- Decision Point signed a 3,522-square-foot lease at Toringdon 1, a 110,000-square-foot building located at 3420 Toringdon Way. Marshall Williamson and Jubal Early of Lincoln Harris represented the tenant, and Jennifer Kurz of Trinity Partners represented the landlord, Toringdon 1 LLC.

- Luguire George and Andrews, Inc. signed a 15,941-square-foot lease at The Rotunda, a 216,262-square-foot building located at 4201 Congress Street. Early represented the tenant, and Charley Leavitt of JLL represented the landlord, RAR2-Congress Street.

Lincoln Harris Arranges 50,000 SF Lease for Blue Cross and Blue Shield

Lincoln Harris has negotiated a new 50,000-square-foot lease for Blue Cross and Blue Shield of North Carolina at the SouthCourt Building, located at 3211 Shannon Road in Durham, North Carolina.

Kaler Walker and John Mikels of Lincoln Harris’ Raleigh office represented the landlord, Torchlight Investors, in the transaction. Michael Morgan of JLL represented the tenant.

“The Blue Cross and Blue Shield of North Carolina lease will bring the building to an occupancy rate of almost 95 percent, and is the largest lease in the submarket thus far this year,” Walker said. “Blue Cross and Blue Shield of North Carolina is one of the most active tenants in the submarket, and is now the largest tenant in the SouthCourt Building. This lease is a big win for the building as well as the submarket.”

Blue Cross and Blue Shield of North Carolina owns a campus on University Drive and has been in the process of vacating its Chapel Hill headquarters building to consolidate in Durham.

The 131,869-square-foot SouthCourt Building is located at the corner of Shannon Road and University Drive, and features panoramic views of Durham and neighboring Chapel Hill. Providing easy access to interstates 40 and 85, SouthCourt is within minutes of Duke University, Duke Medical Center, Research Triangle Park, Raleigh-Durham International Airport and the University of North Carolina at Chapel Hill.

Lincoln Harris Starts Development of 71,000 SF Retail Center in Southern Pines

Lincoln Harris has commenced construction of a 71,000-square-foot retail center at 2482 Morganton Road. Completion of the center is slated for the summer of 2016.

Morganton Park South is uniquely positioned to serve Southern Pines, Pinehurst and Aberdeen. Part of the 188-acre Morganton Park master-planned community, Morganton Park South will be the first phase of development on the south side of Morganton Road. Morganton Park South is adjacent to established retailers including Kohl’s, ULTA, Hobby Lobby and the Sandhills Stadium 10 movie theater.

Lincoln Harris Brokers Leases Totaling Nearly 13,000 SF in Raleigh-Durham

Kaler Walker of Lincoln Harris’ Raleigh office has arranged four leases in the Raleigh-Durham area for a total of 12,898 square feet. Details of the transactions are below:

The Paragraph Project signed a 1,652-square-foot lease expansion at the 322 E. Chapel Hill St. office building in Durham, North Carolina. The firm now occupies 3,182 square feet. Walker represented the tenant in the transaction, and Ben Steel of Empire Properties represented the landlord. The Paragraph Project’s growth led the firm to double its lease within its first 12 months at this location.

Wake County Medical Society signed a 2,846-square-foot lease at Sunset Ridge, a medical office building located at 3921 Sunset Ridge Road in Raleigh. Walker represented the landlord, Velocis, in the transaction.

Lincoln Brewery & Grill signed a 5,300-square-foot lease at Post Parkside at Wade, located at 5433 Wade Park Blvd. in Raleigh. Walker represented the landlord in the transaction, and MaryAnn Peterson of Hunter & Associates represented the tenant. This is the second full-service restaurant to move into the area, and the restaurant is eagerly awaited by the residents and office tenants in this development.

Meritage Homes of the Carolinas also signed a 3,100-square-foot lease at the property. Walker represented the landlord, and Matt Winters of Tri Properties Inc. represented the tenant.

Lincoln Harris Brokers Four Leases Totaling 7,400 SF in North Carolina

John Mikels of Lincoln Harris’ Raleigh office has brokered four leases in North Carolina for a total of 7,368 square feet. Details of the transactions are below:

Bida Pool signed a 1,600-square-foot lease at Sycamore Square Shopping Center, located at 3308 Bragg Blvd. in Fayetteville. Mikels represented the landlord, Nassimi Realty, in the transaction. The tenant did not use a broker.

TradeSource Inc. signed a 968-square-foot lease at New Haven Office Centre, located at 2304 S. Miami Blvd. in Durham. Mikels represented the tenant in the transaction. The landlord, Ticon Properties, was self-represented by Brent Powell.

Dr. Nina Thomas, DDS, signed a 2,400-square-foot lease at Creedmoor Village Shopping Center, located at 1440 Brogden Woods Drive in Wake Forest. Mikels represented the landlord, Harris Teeter, in the transaction. Tommy Honey of Hunter & Associates represented the tenant.

Currier Veterinary Services signed a 2,400-square-foot lease at Creedmoor Village Shopping Center as well. Mikels also represented the landlord in this transaction. 

Rezoning Approved for Mixed-Use Development in South Charlotte

The Charlotte City Council has unanimously approved a rezoning request that will permit a new mixed-use development on 188 acres the Rea family owns at the intersection of Providence and Ardrey Kell roads in south Charlotte. Lincoln Harris is serving as an advisor to the Rea family during the development process and will partner with the family to develop the office and retail components of the project. Construction of the development is slated to begin early next year.

The rezoning request technically covered 194 acres, as it encompassed a six-acre plot featuring 50,000 square foot of existing office space that will remain unchanged.

“We have listened carefully to the comments and wishes of the surrounding residents and the city of Charlotte,” said Johnny Harris, president and CEO of Lincoln Harris. “First and foremost, the Rea family wants this property to be a benefit to the community, and the site plan is a response to what we heard from the public, which, in part, is a desire for more work options in the area, more opportunities for shopping and dining, and more classroom space.”

The new 188-acre development, located on what was once the site of the Charlotte Golf Links complex, will encompass up to 200 single-family homes, up to 650,000 square feet of office space, up to 250,000 square feet of retail and up to 500 multifamily housing units. The new single-family homes will be located next to an existing residential neighborhood to create a buffer that will minimize the impact of the development on nearby residents.

The project will also include a K-8 public STEAM magnet school, construction of which will be complete in time for the 2020 school year, as well as a 175,000-square-foot recreation facility containing an indoor swimming pool and indoor tennis courts.

Furthermore, a large park will be created in the center of the development, as well as a comprehensive system of sidewalks and bike paths. To alleviate local concerns about increased traffic, the development will be accompanied by a wide range of infrastructure improvements, including more exit ramp lanes at the Providence/I-485 interchange; new roads to allow drivers to travel from Ardrey Kell to Providence, and vice versa, without having to pass through the intersection of the two; a third southbound lane on Providence Road from Ardrey Kell Road to Providence Country Club Drive; and another westbound lane on Ardrey Kell Road.

Lincoln Harris Arranges $900,000 Sale of Industrial Building in Morrisville, NC

Lincoln Harris has arranged the $900,000 sale of The Amerinode Building, a 7,500-square-foot industrial building located at 115 Quail Fields Court in Morrisville, North Carolina. John Mikels of Lincoln Harris’ Raleigh office represented Telica LLC, the seller, in the transaction. The buyer was Carolina in Home Flooring & Design Center LLC.

“The industrial market in the Morrisville/Research Triangle Park area is very strong.” Mikels said. “We had multiple offers on the building, and were able to secure the full asking price. The nearby Park West Village development helped drive interest in the property.”

The buyer plans to convert the building into a design center and showroom for a home flooring business, which is slated to open later this year.

True North Selects Lincoln Harris to Lease Two Office Buildings in Raleigh

True North Management Group has selected Lincoln Harris to lease two office buildings in Raleigh: the 68,394-square-foot Interchange Plaza II, located at 801 Jones Franklin Road, and the 88,674-square-foot Centerview I, located at 5540 Centerview Drive.

Kaler Walker and John Mikels of Lincoln Harris’ Raleigh office will oversee leasing at the properties and the firm will retain the property management services.

“These office buildings offer prime locations in West Raleigh with convenient access to Interstate 40,” Walker said. “Both buildings feature updated common areas, and high parking ratios. With the new ownership and attention to detail, we anticipate high demand for the remaining spaces, and believe that with our large network we will be able to lease the space quickly.”

New York-based True North Management Group purchased the buildings from Archon Group, an affiliate of The Goldman Sachs Group Inc., for $19.1 million in late April.

Garretson Resolution Group Leases 43,112 SF at Two Morrocroft Centre

Garretson Resolution Group has signed a 43,112-square-foot lease for its new Charlotte office at Two Morrocroft Centre, located at 4064 Colony Road in Charlotte. The lease is one of the largest signed in SouthPark this year.

Chris Swart and Marshall Williamson of Lincoln Harris’ Charlotte office represented the landlord, Columbia North Carolina Morrocroft Office Properties, LLC, in the transaction and Chris Schaaf of JLL represented the tenant.

“We are very excited that Garretson Resolution Group chose Morrocroft Centre and we look forward to building a long-term relationship with them,” Swart said.

Founded in 1998, the Garretson Resolution Group is a neutral provider of services to parties who are settling personal injury claims. Each year, the company resolves more than 100,000 healthcare obligations for thousands of firms and companies across the country. Garretson is consolidating its two Charlotte offices into one location at Morrocroft Centre.

Year-to-date, Lincoln Harris has arranged five leases totaling 58,596 square feet at Morrocroft Centre, which brings total occupancy to 97.2 percent. Details of the additional four transactions are below:

- North Inlet Advisors LLC signed a 4,667-square-foot lease renewal and expansion at One Morrocroft Centre, located at 6805 Morrison Blvd. Swart and Williamson represented the landlord.

- WestEnd Advisors signed a 5,082-square-foot lease renewal at Two Morrocroft Centre, located at 4064 Colony Road. Jubal Early of Lincoln Harris represented the tenant in the transaction, and Swart and Williamson represented the landlord.

- First Tennessee Bank N.A. signed a 4,312-square-foot lease expansion at Two Morrocroft Centre. Swart and Williamson represented the landlord, and Mike Fahey with CBRE represented the tenant. The company now leases a total of 15,629 square feet.

- Zaxby’s Franchising, Inc. signed a new 1,783-square-foot lease at Two Morrocroft Centre. Williamson represented the tenant in the transaction, while Swart represented the landlord.

Morrocroft Centre is a three-building business park conveniently located in Charlotte’s SouthPark submarket, and includes three, four-story office buildings, more than 12 acres of retail and green space, and two tri-level parking decks.

Lincoln Harris Brokers Two Leases at Capitol Towers Totaling 62,075 SF

Campbell Walker of Lincoln Harris’ Charlotte office has arranged two leases totaling 62,075 square feet at Capitol Towers – South Tower, located at 4350 Congress St. in Charlotte. Walker represented the landlord, Capitol Towers LLC, in the transactions. Details are below:

- Sterling Capital Management LLC signed a 22,075-square-foot lease, and Jim Thorp of JLL represented the tenant in the transaction. The company provides management services to a diverse group of clients including mutual funds, corporate, public, healthcare, endowment and foundation, insurance, high-net worth and other managed investment pools. The company is independently managed, but is backed by BB&T Corp. 

- Dixon Hughes Goodman LLP, an accounting firm, signed a 40,000-square-foot lease, and Barney Earles of CB Richard Ellis represented the tenant in the transaction.

Phase I of the project is scheduled for completion in early August, and will include the 236,250-square-foot South Tower, parking deck and approximately 25,000 square feet of retail space.

“Capitol Towers will offer Class A office space and high-end amenities unlike anything currently existing in the Charlotte market,” Walker said. “SouthPark has been lacking availability of this kind of office product, and we are proud to offer the custom floor plans and energy-efficient space today’s tenants are seeking.”

  • Cary Family Eye Care signed a 1,269-square-foot lease expansion at Cary Park Town Center, located at Green Level Church Road and Carpenter Fire Station Road in Cary, North Carolina. Walker and Mikels represented the landlord, Cary Park TC LLC, in the transaction.
  • Trillium Montessori signed a 1,216-square-foot lease renewal at Cary Park Town Center. Walker and Mikels represented the landlord in the transaction, and Wendy Nabors of Nabors Commercial represented the tenant.
  • Allstate Insurance Company has signed a 2,353-square-foot lease at The Arboretum at Weston, located at Harrison Avenue and Weston Parkway in Cary. Walker and Mikels represented the landlord, Arboretum at Weston Holdings LLC, in the transaction, and Tiffany Barrier of CBRE-Raleigh represented the tenant.

  • Metro PCS has signed a 1,250-square-foot lease at Sycamore Shopping Center, located at 3308 Bragg Blvd. in Fayetteville, North Carolina. Mikels represented the landlord, Nassimi Realty, in the transaction. 
  • Dr. Thomas K. Mitchell signed a 1,496-square-foot lease renewal at Sunset Ridge I, located at 3909 Sunset Ridge Road in Raleigh, North Carolina. Walker represented the landlord in the transaction.
  • SleepMed signed a 2,702-square-foot lease renewal at Sunset Ridge II, located at 3921 Sunset Ridge Road in Raleigh. Walker represented the landlord in the transaction.

Lincoln Harris Promotes Johno Harris to President

Lincoln Harris, one of the region’s leading full-service real estate companies, has promoted Johno Harris to President. His father, John W. Harris, former President and CEO of Lincoln Harris, will continue to lead the company as CEO and will assume the role of chairman.

As President of Lincoln Harris, Johno Harris will lead all business groups and offices for the firm. This new responsibility comes after serving three years as Lincoln Harris Chief Operating Officer, where he demonstrated strong management skills and operational expertise.

Lincoln Harris to Lease and Manage 26,000 SF Data Center in Charlotte

Velocis has selected Lincoln Harris to lease and manage a 26,000-square-foot data center, located at 701 East Trade St. in Charlotte. Campbell Walker of Lincoln Harris will oversee leasing and management at the building.

“This building is one of the city’s prime fiber optic hubs, featuring access to Carrier Ethernet Neutral Exchange, diverse fiber entrances and connectivity to multiple national metro and longhaul fiber networks,” Walker said. “Its reliability and security, combined with its downtown location, makes this building incredibly appealing.”

Current tenants include Level 3, XO Communications, Zayo, DukeNet, tw Telecom, Time Warner Cable, Verizon/MCI, BTIDeltacom, Springboard Telecom, Windstream, and CenturyLink.


Lincoln Harris Hires Ridr Knowlton as Senior Vice President

Lincoln Harris announced today that Ridr Knowlton has joined the firm as Senior Vice President - Brokerage Services. In his new role, Knowlton will co-direct Lincoln Harris’ office leasing business, serving Lincoln Harris projects as well as third party listings.

Prior to joining Lincoln Harris, Knowlton was a leading office leasing producer in the Atlanta market for more than 20 years, where he served as Managing Director and Regional Leasing Director of JLL and, most recently, as a Partner with the southeastern real estate investment and development firm, Dewberry Capital.

Knowlton is well known for executing many of Atlanta’s higher profile office leases including SunTrust Bank’s Midtown headquarters, as well as large suburban office transactions with Microsoft, Verizon, Aetna and others. Knowlton directed the lease up of several of Atlanta’s landmark office towers, including the iconic Equitable Building in downtown and Campanile, the former world headquarters of Bellsouth, in Midtown Atlanta.

Lincoln Harris Brokers Four Leases at SouthCourt Building in Durham, NC

Lincoln Harris’ Raleigh office has brokered four leases totaling 12,203 square feet at the SouthCourt building, located at 3211 Shannon Road in Durham, North Carolina. Kaler Walker and John Mikels of Lincoln Harris represented the landlord in the transactions. The details of the transactions are below:

- Merrill Lynch signed a 9,116-square-foot lease renewal. Heath Chapman of CBRE-Raleigh, in conjunction with Ann-Fleming Powell of Lincoln Harris, represented the tenant.

- BluePrint Hair Design signed a 1,494-square-foot lease.

- Sandy Winchester Salon signed a 560-square-foot lease renewal.

- Walker Holdings Group, LCC signed a 1,033-square-foot lease renewal.

The six-story SouthCourt building includes 131,000 square feet of Class A office and retail space. Amenities include a landscaped courtyard with a water feature, cherry wood paneling, granite finishes, and a two-story lobby. The landlord recently completed a full building common area renovation as well as a parking lot renovation at the property. Blue Cross Blue Shield has also recently begun moving into the three floors they signed a lease for earlier this year, bringing this building to 95% occupancy.


Lincoln Harris Brokers Two Leases Totaling 55,659 SF at Capitol Towers

Campbell Walker of Lincoln Harris has arranged two leases totaling 55,659 square feet at Capitol Towers – South Tower, located in Charlotte, North Carolina. Walker represented the landlord, Capitol Towers LLC, in both transactions. Details of the transactions are below:

- Albemarle Corp., a specialty chemical manufacturing enterprise, signed a 47,060-square-foot lease for the relocation of its company headquarters from Baton Rouge, Louisiana. Sam Pruitt of Site Selection Group and Tripp Guin of Tripp Commercial represented the tenant in the transaction.

- Public Company Accounting Oversight Board, a nonprofit corporation established by Congress to ​oversee the audits of public companies, signed an 8,599-square-foot lease. Scott Leachman of Montview TSC Realty Advisors and John Stipp of Office Properties represented the tenant in the transaction.

“The office space at Capitol Towers is unlike anything else currently being offered in SouthPark, and the number of tenants we have secured during the past several months is proof that demand for this kind of product exists,” Walker said. “We look forward to breaking ground on the second phase and believe it will be equally as successful.”

Capital Towers – South Tower is located at 4350 Congress St. Phase I of the project, which includes the 236,250-square-foot South Tower, parking deck and approximately 25,000 square feet of retail space, recently opened. Phase II is scheduled to break ground in late 2015. In total, Capitol Towers will feature 480,000 square feet of office space and 35,000 square feet of retail space. The project is being built to LEED Gold certification standards.

Lincoln Harris Brokers $7.5 Million Sale of Cypress and Cedar East in Raleigh

Kaler Walker of Lincoln Harris has arranged the $7.5 million sale of Cypress and Cedar East, two office buildings totaling 79,186 square feet located in Raleigh.  

Walker of Lincoln Harris represented the seller, Cedar East & Cypress, LLC, in the transaction. Carter Worthy of Worthy Commercial represented the buyer, Debnam Properties, which owns an additional two buildings in the neighborhood. The buyer plans to occupy a portion of the buildings and continue leasing the rest.

The buildings are located at 3117 and 3101 Poplarwood Court, and were 73 percent leased in the third quarter. The buildings offer easy access to I-440, recently renovated common areas and move-in ready space.

Two New Leases Kick Off New Construction at Phase II of Patterson Place

Lincoln Harris’ Raleigh office has brokered two leases that will kick off new construction at Phase II of the Patterson Place retail center, located at 5324 McFarland Drive in Durham, North Carolina. Kaler Walker and John Mikels of Lincoln Harris represented the landlord, BP Phase2, LLC, in the transactions. The details are below:

- Blaze Pizza signed a 2,650-square-foot lease for their third location in the Research Triangle region. Blaze is a new fast-casual pizzeria serving up thin-crust pies made with creative toppings and sauces.

- Phenix Salon Suites signed a 3,842-square-foot lease. Phenix is an upscale booth rental salon concept allowing salon professionals to own and operate their own business.

Additionally, Laboratory Corporation of America (LabCorp) signed a 1,545-square-foot lease at a previously existing medical office building at the property. LabCorp provides laboratory tests and services to medical professionals.

These tenants join Moe’s, Applebee’s, AT&T, Five Guys Burgers and Fries, and Duke Medicine in Phase II of Patterson Place, an outdoor mixed-use center located right off I-40 at the intersection of US 15/501 and SW Durham Drive in Durham.
