Lowes Foods Opens Anchor Store at Morganton Park South

Lowes Foods has opened a 50,000-square-foot anchor store at Morganton Park South, a 71,000-square-foot retail center located at 2482 Morganton Road in Southern Pines, North Carolina.

“The store’s grand opening was a huge success, filled with vendors, promotions and fantastic live music,” said John Mikels of Lincoln Harris’ Raleigh office, the leasing agent for the property. “The store is focusing on stocking its shelves with products from local businesses, which has been very well received by the local community.”

Morganton Park South is part of the 188-acre Morganton Park master-planned community and is the first phase of development, located on the south side of Morganton Road. In addition to the 50,000-square-foot Lowes, the first phase of development included 21,000 square feet of additional retail space, 18,438 square feet of which remains available, as well as four outparcels for sale or lease.
 
Chicago Title Insurance Co. Expands, Extends Lease at Centerview I

Chicago Title Insurance Co. has extended and expanded its lease by 2,209 square feet at Centerview I, located at 5540 Centerview Drive in Raleigh. The company now occupies a total of 4,583 square feet. Kaler Walker and John Mikels of Lincoln Harris’ Raleigh office represented the landlord, True North Management Group, in the transaction, and the tenant Gardner Gibson with Davis Moore and Steve Sharpe with Orion Realty Group represented the tenant.

“Within less than a year of occupancy at Centerview I, Chicago Title Insurance Co. already needed to nearly double its space,” Mikels said. “This is indicative of Raleigh’s thriving business environment, and we are glad Chicago Title Insurance Co. has been happy with their space at Centerview I.”

The landlord recently completed renovations of the building’s common areas, including the addition of new bathrooms. A new 3,628-square-foot spec suite on the fourth floor was recently completed as well. The building, located at 5540 Centerview Drive, offers a prime location in West Raleigh with convenient access to Interstate 40.
 
Lincoln Harris Selected to Lease Prime Office Space at Palisades I and II

Lincoln Harris has been selected to lease 161,480 square feet of Class A office space at Palisades I and II in Raleigh, North Carolina. Kaler Walker of Lincoln Harris’ Raleigh office will oversee leasing efforts on behalf of the owner, Capridge Partners, which recently acquired the buildings from two separate sellers.

“Having both buildings under unified ownership is beneficial for present and future tenants,” Walker said. “With the new ownership and the buildings’ attractive location in the West Raleigh submarket, we believe the remaining 30,135 square feet will be very appealing to tenants seeking space in Raleigh.”

The 78,701-square-foot Palisades I is located at 5400 Trinity Road, and the 82,779-square-foot Palisades II is located at 5410 Trinity Road. The properties, built in 2006, offer close proximity to major thoroughfares including Interstates 40 and 440 and U.S. Highway 1, full light access to Trinity Road and regional connectivity to economic, entertainment and employment centers.
 
Lincoln Harris Brokers Two Office Leases in Raleigh, NC

Lincoln Harris office has secured two office leases in Raleigh, North Carolina. The details of the transactions are below:

- Bio-Tech Prosthetics and Orthotics of Raleigh, Inc., signed a 3,182-square-foot lease at Sunset Ridge I, a 15,000-square-foot building located at 3909 Sunset Ridge Drive. Kaler Walker of Lincoln Harris represented the landlord, Velocis Sunset, L.P., in the transaction and David Peterson of Sperry Van Ness/HPW Commercial represented the tenant.

- CIC Construction Group signed a 1,542-square-foot lease at 5540 Centerview Drive, an 88,674-square-foot building. John Mikels and Walker of Lincoln Harris represented the landlord, True North Management Group, in the transaction, and Patrick Blackley of Trinity Partners represented the tenant.
 
Neurocog Trials, Inc. Expands Lease at SouthCourt in Durham, NC

Neurocog Trials, Inc., has signed a 2,168-square-foot lease expansion and renewal at SouthCourt, a six-story, 146,000-square-foot office building located in Durham, North Carolina. The company now occupies a total of 19,871 square feet.

Kaler Walker and John Mikels of Lincoln Harris represented the landlord, DOF IV SouthCourt Buildings, LLC, in the transaction, and Robert Lacy of Borden Real Estate represented the tenant.

“Neurocog Trials, Inc., has been a long-term tenant at SouthCourt, and we are pleased that they continue to remain in the building as they grow,” Walker said. “The property’s prime location and fantastic amenities, including the panoramic views, fitness club and landscaped courtyard, make it a desirable property.”

SouthCourt showcases excellent views of Durham with the floor-to-ceiling glass windows and balconies connected to some offices. Located at the corner of Shannon Road and University Drive, the property offers easy access to Interstates 40 and 85, Duke University, Duke Medical Center, Research Triangle Park, Raleigh-Durham International Airport and the University of North Carolina at Chapel Hill.
 
Cary Park Town Center Adds Goin' Postal

Goin’ Postal has signed a 1,131-square-foot lease renewal at Cary Park Town Center, located in Cary, North Carolina. Kaler Walker and John Mikels of Lincoln Harris represented the landlord, Cary Park Town TC, LLC, in the transaction.

“Cary Park Town Center has been fully leased since 2012, and its tenants keep renewing their leases thanks to the property’s prime location and strong foot traffic,” Walker said.

Goin’ Postal packs, ships and transports items to their final destination. The 93,211-square-foot Cary Park Town Center is located at 10020 Green Level Church Road. Harris Teeter anchors the center, and additional tenants including McDonald’s, CVS/pharmacy, Dunkin’ Donuts, Wells Fargo and more.
 
Pure Barre Joins Lineup at Morganton Park South in Southern Pines, NC

Pure Barre signed a 1,993-square-foot lease to join the lineup of retailers at Morganton Park South, a new 71,000-square-foot grocery-anchored retail center located in Southern Pines, North Carolina. John Mikels of Lincoln Harris represented the landlord, CPGKRE Pinehurst Lowes, LLC, in the transaction, and Amy Watkins of York Properties represented the tenant.

“Boutique fitness concepts like Pure Barre are growing rapidly and seeking prime locations for new studios,” Mikels said. “Morganton Park South is uniquely positioned to serve Southern Pines, Pinehurst and Aberdeen, making it a perfect location for Pure Barre. This will be their 11th store in the state, and they will be one of the first national tenants to open at the property.”
